Zaïda Residential Block
An exercise in integration that weaves the block together, offering a façade open to the city and an inner core that safeguards tranquillity and rest. The building is situated on a plot between party walls, with its main façade facing Avenida Burjassot and its inner façade overlooking a courtyard, in the La Saïdia district of Valencia. It is situated within an established residential area of multi-family buildings, where an existing building will make way for a new block of contemporary flats that will complete the block and refresh the avenue’s appearance. The plot, which is polygonal in shape and virtually flat, allows for a clear layout of the building and a direct relationship with the main street.

Urban regeneration with a tranquil atmosphere in La Saïdia
The new residential development comprises two underground storeys and nine above-ground storeys, comprising a ground floor, seven standard storeys and a set-back penthouse floor housing the most distinctive flats. Pedestrian access is via Avenida Burjassot through a single entrance hall that acts as a threshold between the city and the interior, whilst vehicle access leads directly to the car park. The underground levels house the car parking spaces, storage rooms, bicycle storage areas and the plant rooms necessary for the building’s operation, thereby freeing up the upper floors for residential use.
Three flats are planned per floor, comprising 2- and 3-bedroom layouts, designed to provide a clear and functional layout: the living areas open out onto the main façade, connecting with the avenue and the south-westerly light, whilst the bedrooms face the interior of the block to ensure privacy and tranquillity.
The project focuses on practical, modern and light-filled homes, where the quality of the spaces and finishes takes centre stage. Large windows, open-plan living areas and a clear separation between the day and night zones allow the homes to adapt to different lifestyles. The set-back design of the penthouse and its integration with the existing party walls complete a development that blends into the urban fabric of Avenida Burjassot with a contemporary look, in keeping with the neighbourhood and designed to allow residents to enjoy city life in comfort.
